I’m not opposed to an Icona resort in OC - even if it’s on the boardwalk, but the developer wants to change 600 Boardwalk to a redevelopment zone, which is an incredibly bad idea. It will set a precedent for every other developer to condemn boardwalk property and replace it with hotels or condos, and in 20 years the boardwalk will be nothing. If he wanted a beachfront resort, he could have acquired property below 14th, but he got Wonderland cheap - because it wasn’t valued as residential property. The city needs to keep the zoning as-is, and if Mita doesn’t want to operate the property in its current use, then he can sell it to an entity that will. youtu.be/DfGDfO2Loas Bill Merrit and Helen Struckmann make compelling arguments against the proposal in the podcast posted above. Back in the day at Tony Marts, and all over, it was always the tradition to rock n’
roll on the Wednesday night before and the Friday night after everyone gathered
for Thanksgiving. At Tony Marts it was one of the biggest “ Drink and Drown” Wednesday night parties of the year, and there were always more than 500 people embracing each other and partying on one of the biggest off season nights at rock
n’ roll bars in South Jersey.

Major Redevelopment Plans for Wonderland Pier Unveiled
Shore developer Eustace Mita plans to transform the Wonderland Pier property with a new 7-story hotel, a revamped carousel, and a reoriented Ferris wheel, according to a report in The Philadelphia Inquirer.
The project, tentatively named "Icona in Wonderland," would include a 7.5-story hotel with 252 rooms. Mita has shared these plans with City Council members and the Boardwalk Merchants Association.
The Ferris wheel is set to be repositioned in an "east-west" orientation on the north side of the property. Mita plans to invest $1.5 million to restore the carousel and another $1 million to relocate, elevate, and update the Ferris wheel with new lighting.
Citing the lack of new hotels in the area for the past 50 years, Mita said his resort would bring an estimated thousand new visitors to the Boardwalk every three days during the summer season. The plan includes 375 parking spaces but notably excludes a liquor license application.
Mita may not need a zoning change for the development. Instead, he aims to have the site designated as a "redevelopment zone," which would require City Council approval.

Lots of practical issues here… #1. The plot itself isn’t large enough to accommodate all he wants… so will he then buy up the neighboring properties to build? So won’t that also require zoning changes / redevelopment zone designation? The carousel can’t possibly be out in the elements and it takes up to much real estate in the plot. You need a minimum of 30 feet high ( 3 stories) and about 60 feet of floor space. #2. Where will they put 500 cars? ( 2 for each room plus staff) #3. How will they address safety/security issues for the high school? Traffic, etc. #4. Who will pay for all the infrastructure needs for such a project? #5. How much will it cost the city/tax payers to fight his alcohol loophole brew pub? #6. Redevelopment zones typically get tax abatements for up to 30 years. These are all ENORMOUS ISSUES for the city and its taxpayers. Not to mention setting a precedent for redevelopment of the entire boardwalk.
Mita had millions as a business partner and did nothing to make Wonderland better sat on it for a few years but has $130mil to make this monstrosity. Looks hideous.

Elliott, a naval midshipman and HERO, tragically died at 22 in a drunk driving accident after graduating from the Naval Academy. His legacy lives on through the John R. Elliott HERO Campaign, which promotes designated driving to prevent drunk driving. Since 2000, John’s family has worked to prevent drunk driving, leading to the passing of “John’s Law” in New Jersey and partnerships with various organizations and sports teams. Over 150,000 motorists have pledged to be designated drivers through the campaign.
