A Look at Upper Township, NJ- Real Estate Update

Upper Township is a large township in Cape May County, New Jersey. It is part of the Ocean City Metropolitan Statistical Area. Upper Twp. is known for its Strathmere beaches and easy access to Ocean City beaches It also is a reasonable property tax base for NJ seashore investing.

Upper Township is home to the only yellow fire trucks in Cape May County, a tradition started in 1985 when the Seaville Fire Rescue Company purchased a new vehicle and thought that federal regulations would require the color. Since being formed in 1964, the Seaville Fire Rescue Company has served the area, responding to over 200 calls a year from its fire station is located on Route 50 across from Dino’s Seaville Diner.

The Upper Township School District serves students pre-K through eighth grade. As of the 2014-15 school year, the three schools in the district are Upper Township Primary School (grades Pre-K to 4th), Upper Township Elementary School (3-5th grades) and Upper Township Middle School (6-8th grades). Students from nearby Corbin City, a non-operating school district, attend the Upper Township schools as part of a sending/receiving relationship.

Public school students in ninth through twelfth grades from Upper Township attend Ocean City High School in Ocean City. This is part of a sending/receiving relationship with the Ocean City School District, along with students from Corbin City, Longport and Sea Isle City.

The median real estate sales price has increased from 2017 to 2018 to $283,500 an 8% increase. Days on the market decreased 8.5% for faster sales. In 2018, the most expensive sale was $1,145,000 for a brand new custom construction 3-story in the Whale Beach Section of Strathmere. So far in 2019, the most expensive sale was for a $1,125,000 water view new construction 3-story in the Strathmere area of Upper, boosting 3500 square feet. On the mainland part of Upper Twp., the most expensive home to settle recently was for $629,000, which was a nice 4 BR with 3326 sq. ft. and in-ground pool and finished basement built originally in 2004. With the interest rates at all time lows, it’s a great time to be investing in real estate in Upper Township and throughout the South Jersey Shore area.
